Southern Utah Real Estate Market in December 2009

I am a little late on this, but Happy New Year! I want to thank the following for making December a great month. We ended helping a total of 53 families, individuals or businesses either buy or sale real estate this year. Thanks to all of you that either referred or bought or sold this entire year, and especially those that helped in the month of December, the are:

The Flanders called on one of my other listings, and we were able to help them find this house that works better for them, Jennifer Schnabel is a past client, Diana Stanley was a referral from Dave and Traci Stanley, current clients, Jerry and Jeanne Snider are referrals from past clients Omar and Judy Huntington, Jessica Ham is an asset manager for Olympus Asset management, and Merlin and Tana Sullivan, just happen to like the house I listed across the street from them, so they bought it.

I just thought I would send you all the deal of the Month, so check this big house out. It is 4200 square feet, 7 beds 3 baths, with a new roof, new carpet, new paint, new tile, newly finished basement, new vinyl siding on exterior, new drive way, and fencing. The house is a bit older, it was built in 1977, but it is nicely priced at only $199,900. That is under $49 bucks a foot!!! Check out the video below...

Short Sales:
Frankly, it is difficult to get away from them. More and more people, and even banks are going to third party negotiators in an effort to stream line then and make them go more smoothly. I guess they have finally realized that they are here to stay! They still work ok if you don’t mind jumping through the hoops and waiting a while.

Foreclosures:
Same thing, 10-15% are excellent deals, 60% are just ok and the rest are not deals at all. If I can do anything to help, please don’t hesitate to give me a call or send me a quick email.

Hey Joe - What has been the average time for you to hear back from the bank when a seller is just starting the Short Sale process...from my experience the Principles are lucky if they hear back within 90 days?
